Savvy investors know that each time you obtain a new loan, your credit score goes down. Active investors who want to own many properties prefer to finance their purchases without obtaining new loans. Many of these techniques are also less costly than a new loan – many cost nothing at all, or very little, up front.

Most of these techniques must be arranged at the time of the purchase, requiring seller cooperation. If a seller will not cooperate in the sale, these techniques won’t work.

We show you have to get a seller to agree, if certain conditions exist. The purchase documents must be drafted to reflect these forms of financing, and standard forms often do NOT work. We show you how to adapt commonly used forms, except Lease Options.

This course focuses on techniques by which to purchase or acquire an investment property using financing that is NOT a new loan. The basic mechanics of the following techniques are presented, as well as their risks, and possible risk reduction procedures:

1. Seller carry back
2. “Soft” seller carry back
3. Assumption of existing loan
4. “Subject To” existing loan
5. Combination of #1 with #3 or #4: the “wrap-around”
6. Option to Purchase
7. Lease with Option to Purchase
8. Option to Purchase with Lease to Investor-Buyer
